Rockwell reports favorable response

PROPERTY developer Rockwell Land reported favorable response from local businessmen to its first project outside Manila, 32 Sanson by Rockwell in Lahug, Cebu City.

Rockwell Land sales director for Cebu Crystal Ozamis said in a recent interview that 30 percent of the 135 units in the first phase have been sold out all to local businessmen.

Last Thursday, Rockwell opened its model units for 32 Sanson. It started selling the units last January this year.

In an interview with 32 Sanson general manager Paolo Ernesto V. Reyes in January, he said sales was at 10 percent then.

Rockwell Land invested P2 billion in 32 Sanson, Reyes said.

By July, Ozamis said they are expecting to sell all the units in the first phase.

Within the year, they will also be launching the second phase of the project.

“At the rate we are going, we must be sold out by July,” Ozamis said.

Aside from tapping the Cebu market for its 32 Sanson project, Rockwell Land senior marketing manager Vienn C. Tionglico-Guzman said the company is also eyeing to tap neighboring provinces.

Guzman also said there is the possibility of Rockwell expanding projects here in Cebu but clarified that there are no plans yet in the pipeline.

Rockwell’s property in Cebu, according to Guzman, is only the 3.2-hectare land in Lahug where 32 Sanson is situated.

The property was owned by the Aboitiz family. It used to be the site of Doña Maria Montenegro-Aboitiz’s pioneering rattan furniture factory, Mehitabel.

“We are looking forward to it (expansions) but nothing yet is set in place. But we really want to establish our market here in Cebu which we are starting now (with 32 Sanson),” said Guzman.

She said there is also a growing interest of the company to expand in Mindanao but
there are still no immediate plans.

Meanwhile, Rockwell Land is also venturing into having a hotel group, the Aruga by Rockwell.

It will operate 114 service apartments which will function like a hotel in Edades Towerin Rockwell Center in Makati to serve the growing transient market in the country’s premier financial district. Guzman said they will open the hotel business by
June.

More than 50 percent of the total number of service apartments is owned by Rockwell while the remaining units are owned by private individuals, which will then receive a guaranteed income depending on the occupancy rate, according to Guzman.

32 Sanson is the first regional expansion of the developer following the success of the Rockwell Center in Makati and other developments in Ortigas, San Juan, and Quezon City.
