Rising values bode well for Pristina: firm

SINCE the first lots were sold in 2003, property value at the Pristina North development of AboitizLand has appreciated 166 percent.

With this, the developer hopes investors will see the value of investing in the second phase of their Pristina North Residences, which they launched Thursday night.

AboitizLand senior vice president for operations Pia Mantecon said this latest phase is being launched just as AboitizLand celebrates its 20th anniversary. She considers Pristina North as the first master-planned, integrated community in the north, as the 32.5-hectare development has plans for a commercial center.

The second phase consists of 30 duplex and townhouse units in addition to the 30 that were launched in 2011.

Assistant vice president for sales and marketing Audie Villa said that from P6,200 per square meter in 2003, the value of lots at the Pristina North is now at P16,500 per square meter. As for the first phase of the Pristina North Residences, it has appreciated 37 percent since it was first launched in 2010. He added that investors have earned between P70,000 and P80,000 a month in rentals.

Features and amenities

Villa said the property management team ensures that the property is well-maintained, which is why its value is protected.

He added that the location makes it a dream address, citing its proximity to top schools, a hospital and access roads leading to major destinations.

For the residences, Villa said, the units use Kenneth and Mock windows and sliding doors and stone coated metal roofing for noise reduction.

Kitchen countertops are granite while the exteriors come with California gold stone cladding accents to finish the Asian contemporary design. Villa said these designs ensure the home “ages gracefully” and evokes understated elegance.

Homes come with balconies, separate maids’ quarters and service areas.

Duplex units have a standard lot area of 150 square meters while townhouses range from 105 to 180 square meters.

Villa said the community was developed to address lifestyle needs with challenges of traffic, space-deprived dwellings, the lack of family time and outdoor spaces.

He believes homeowners who value space, time and want to nurture relationships and won’t mind paying a premium for these conveniences will find Pristina North Residences ideal.
