Developer brings city's housing to a new level

OTHER than its commitment to offer quality high-end housing in Davao City, the Constant Integrated Project Development Corp. (CIPDC) also desires to offer Dabawenyos a place they can call home that sports both modern and "out of the box" architectural design.

Hany Constantin, director and consultant of the CIPDC, said one thing their company can boast about is its global expertise in providing Davao market with houses that are built with quality materials and, at the same time, with a topnotch design.

In fact, he said they are partnering with a famous Irish architect, who is well-regarded of his skills in architecture. Constantin believes banking on this pact will further improve what have already been their promising architectural designs.

His first project will be the concept design of a Mediterranean-inspired house to be constructed in one of the city's prime areas that he will be working on with the local architects soon.

"We have something in terms of global expertise. We have recently partnered with a very renowned Irish architect that designs houses all over the world who is joining the position as a consultant," he said.

The team-up between the foreign architect, who has been to several western countries making home designs, and the local talents, who know what kind of architecture pleases the market here, will let Dabawenyos enjoy the best of two worlds.

"He has a vast experience in architecture worldwide. We're very pleased to have him in our team," he said.

Also, one of the things that they're discussing is how they can improve the emerging homegrown architects' global architectural perspective.

"Our local architects, although very knowledgeable, their exposure to modern designs and concepts is limited. We would like to do a knowledge transfer through hands-on projects," he said.

By doing something new "out of the box", thehy will get the local talents to appreciate the difference between what the rest of the world is doing in terms of global expertise in designing houses.

"We will repeat proven experience here and the knowledge that is transferred is for people who did the same thing time and time again, proven that they are successful but then not willing to push the envelope outside the comfort zone," he said.

Erique Mendoza, the company's marketing and administrative manager, said CIPDC specializes on both project management and product development.

"CIPD members have a firsthand experience in modern house design. High quality construction materials and equipment, and cost effective building systems. We deliver what they need and we tailor fit it on what the client wants," he said.

Speaking of modern housing design, Mendoza added they create "an ambience that is both impressive and inspiring to the senses. From residential house to commercial buildings, our team will deliver quality output to satisfy our clients' requirements."

He added CIPDC also does renovation of homes, turning it into everybody's dream place to live in, and consultation, ranging from interior designs, to construction methodologies.

Being the company's first location, Constantin added they want to penetrate the market in the metro for an upscale housing before expanding to other cities.

However, he added they also want to cater to the markets of midscale and lower housing, but said these markets are well-served now, following an investment boom on real estate.

"Davao didn't have the kind of things that we're offering while in large cities like Manila attract quite a lot of developers and investments. Cebu has its kind of attractions," he said.
