848 hectares of city's land up for property dev't

A TOTAL of 884.68 hectares (has.) in Davao City has been identified fit for the use of Planned Unit Developments (PUDs) according to the Davao City Comprehensive Land Use Plan (Clup) 2013-2022.

The Clup states that PUDs are mixed use developments, which includes residential, commercial, institutional, tourism and industrial.

The Zoning Ordinance 2013-2022 defines PUDs as "a land development scheme wherein project site is comprehensively planned as an entity via unitary site plan which permits flexibility in planning/design, building siting, complementary of building types and land uses, usable open spaces and the preservation of significant natural land features which shall be designed within the context of balance ecology/environment."

The areas of Panacan, Lanang, Talomo and Cabantian are the identified areas in the city for PUD land use.

The identified PUD land use increased by 808 percent from 77 has. in the existing Clup to 884.68 has. in the updated Clup.

Interested real estate companies who want to invest in PUDs in the city "should submit a development master plan of the area subject for a technical review of the City Planning Development Office (CPDO) in accordance with the rules and regulations of the HLURB and different government agencies."

Once it passed the technical review of the CPDO, they will recommend the application to Sangguniang Panlungsod for further review and approval.

Some of the existing PUDs in the city are the Rancho Palos Verdes, a residential subdivision with golf course amenity, which covers portion of barangays Indangan and Mandug in Buhangin District; Riverfront in Barangay Ma-a and is composed of residential, institutional, commercial, open space and tourism related facilities.
