Woman nabbed for selling fake land title to lawyer-A A +A

AUTHORITIES arrested Tuesday a woman for duping a lawyer into buying a fake land title.
Maria Lourdes A. Villa Abrille alias Milagros S. Atienza of Sulit-Atienza Compound along C.M. Recto Street, Davao City, was arrested inside the office of complainant lawyer David C. Jacob at Suite 204, Villa Abrille building, R. Magsaysay Avenue, Davao City, around 4 p.m. of December 6.
An entrapment operation was conducted by the National Bureau of Investigation (NBI) agents after Jacob filed complaints against Villa Abrille.
Lawyer Arcelito Albao, NBI spokesperson, said Villa Abrille mortgaged a real property located at Artiaga Street to Jacob for P308,000 with Transfer Certificate of Title No. T-239564. The mortgage transaction was covered by a Deed of Mortgage dated November 2011.
While the property is under mortgage contract, the respondent requested the complainant to add P100,000 so that the property will be fully transferred to his name.
Surprised by the very low price, Jacob had the property checked with the Registry of Deeds and found out that the property was already sold to another person and that TCT No. T239564 is fake.
Albao said Jacob also found out that the owner of the property under the name of Milagros Atienza is a different person from the one who mortgaged and offered him the sale of the property.
Villa Abrille was arrested after she received the marked money worth P100,000 from complainant.
Recovered from the respondent were the marked money, Deed of Absolute Sale, acknowledgement receipt, Bureau of Internal Revenue identification card and RTD Engineering and Services under the names of Milagros Atienza with pictures of the respondent.
Albao said the physical feature of the land title looks original but the signature of lawyer Aludia Gadia is different from the other original document.
In an interview with Sun.Star Davao, Jacob said the respondent regularly comes to his office for some legal consultations and introduced herself as Milagros Atienza.
He said Villa Abrille, when arrested, told him that she has many transactions with her other friends and they might also file a case against her.
Sun.Star Davao tried to get the side of Villa Abrille but failed.
She said she does not want to publicize her case as everything was already settled.
A case of estafa thru falsification of public documents was filed against Villa Abrille before the City Prosecution Office (CPO) Wednesday morning. (Arianne Caryl N. Casas)
