P1.2B finance center to rise at Megaworld's township

PROPERTY giant Megaworld is set to start the construction of the 15-storey state-of-the-art finance center in the first quarter of next year.

It will be the first to rise in the P15-billion master-planned township, the Davao Park District (DPD), in Lanang, Davao City.

Megaworld senior vice president Jericho P. Go, during Thursday's press briefing at Marco Polo Hotel Davao, announced that the P1.2-billion steel and glass Davao Finance Center (DFC) is expected to be completed in 2016.

He said the tower will rise at the corner of Dakudao Loop and Megaworld Avenue, which will become DPD's main artery passing through the commercial, office, and residential areas.

"We envisioned it to become Davao's iconic landmark for business, trade, and commerce especially for information technology and business process outsourcing (IT-BPO) in Mindanao," Go said.

He said the DFC will be the "architectural symbol of Davao's booming economy."

The construction floor area will be around 30,000 to 35,000 square meters (sqm.) and the leasable area for office will be 20,000 sqm.

The building's ground level will be allocated for commercial and retail spaces and their locators' recruitment centers.

The building will feature an N+1 redundancy resilience measure, in which DFC is set to install two generator sets that will ensure business continuity during power outages.

The building also has dual riser capability for communication and electricity lines, which are among the basic needs of big BPO companies.

Go said this will allow business continuity when one of the lines is under preventive maintenance or conks out.

He said the multiple redundancies in place are aligned to the needs of IT-BPO companies.

"These features are born out of our 15 years of experience in setting up BPO buildings," he said.

To date, Go said five IT-BPO companies have already expressed their interests in locating at the DFC.

"Two of the locators are already here in Davao City and are up for expansion while the three others will be first time locators to the city," he said.

Go, however, did not disclose the names of the companies.

For the first phase of the township project, some 8,000 jobs can be generated, Go said.

There will also be a standalone McDonald's store right in front of the DFC which is also expected to generate more jobs.

The DPD is Megaworld's first township development in Mindanao and their 10th in the country. The township will feature office towers, commercial and retail strips, open parks and lagoon, a school and themed-residential condominiums by Suntrust Properties Inc., a subsidiary of the property giant.
