Aboitiz to study putting up structures for call centers

THE real estate arm of the Aboitiz group of companies is considering the demand for a lower lease rate by call center operators.

“This is a demand… And we have been trying to attract investors. But we are still studying the viability of lower lease rates,” said AboitizLand chief executive officer Roberto Aboitiz.

He said, however, that the P250 per square meter lease rate being asked for by interested call center investors is not viable in Cebu.

“In Cebu, we have to build for a purpose, so the investment is substantial. In Manila, rates are lower because the buildings are already there, ready for occupancy,” Aboitiz said on the sidelines of the launching of AboitizLand’s new division, Cornerstone, at Laguna Garden Café Thursday.

He denied rumors that one large call center operator had already signed a contract to locate inside AboitizLand’s development, Mactan Economic Zone 2.

Cebu Investment Promotions Center (CIPC) managing director Joel Mari Yu earlier said there was a need for an alternative information technology (IT) park, which would have a lower lease rate than the P350 per square lease rate in the Ayala-owned Asiatown IT Park in Lahug, Cebu.

He said the investors CIPC had been talking to are asking for a P250 per square meter lease rate, the same as the lease rate in IT parks such as the Eastwood IT park in Manila.

Like AboitizLand, Asiatown developer Cebu Property Ventures and Development Corp. (CPVDC) said economics is the reason why the company cannot lower the rates at Asiatown to P250.

But CPVDC, together with the lot owners of the IT park, is now studying the option of bringing down its existing lease rate to be able to provide a viable operating environment for call centers in Cebu.

Yu said CPVDC owned just five hectares of the 26-hectare Asiatown because the rest of the lots had already been sold to other parties.
