Maryville opens fourth phase

MARIA Luisa Properties has launched Phase 4 of Maryville Subdivision.

Maryville Subdivision is a seven-hectare development located in Tigbao, Talamban, Cebu City. Phase 4 consists of 40 lots with sizes ranging from 155 square meters to 352 square meters on flat terrain. It caters to the upper-middle and middle-income markets.

Even with the growing competition, Annabelle O. Aboitiz, general manager of Maria Luisa Properties, remains confident about Maryville Subdivision.

“It has become our strength that we are nearer to the city than they are,” she said.

Melanie J. Amante, sales and marketing consultant of Maria Luisa Properties, added that the demand for Maryville has always been there.

“It is our consistent seller, and it has moved by itself because of its strategic location,” she explained.

She also disclosed that Phase 4 will be the last phase for Maryville.

This subdivision is just 20 minutes away from Cebu and Mandaue City proper. It is neighbor to the North General Hospital, Cebu International School, University of San Carlos Technological Center, Gaisano Country Mall and San Isidro Parish Church.

“In Maryville, you don’t need a second car because it is near the schools, church, hospital, market, and it is near the highway to public transportation.

And best of all, we offer complete amenities,” said Aboitiz.

Developed in 1988, Maryville has a clubhouse, tennis court, basketball court, landscaped park and playground. It also provides a centralized water system. The subdivision is manned by guards 24 hours and is fully fenced.

Its target market also includes upper-middle-class professionals, Filipinas married to foreigners and retirees who want to be near the hospital.

Investment rates are P6,800 per square meter for Phases 1, 2 and 3 and P7,700 per square meter for Phase 4.

Amante stressed that they want to change people’s perception that Maria Luisa Properties are purely high-end properties. They actually have a wide range, with middle, mid-high and high-end properties available.

She also assured interested buyers that all their lots have clean titles.

The developments of Maria Luisa Properties include the high-end Maria Luisa Estate Park in Banilad, Cebu; Maryville Heights in San Jose, Talamban; Casili Hills Subdivision in Casili, Mandaue; Agro-Macro Subdivision in Cabancalan, Mandaue, and Kahayahay Subdivisions in Pulangbato and San Jose.

Its newest development is the Dancing Sun Subdivision in Bolinawan, Carcar, which will be formally launched next year.(Emily Jade B. Valero)
