A PROPERTY developer attributed the sale of its units to its capability to meet specific buyer preferences.
All units in Crown Communities’ one-hectare pre-planned private and exclusive community in Ba-rangay Guadalupe, Cebu City—the Pasadena—have been sold out “as home-buyers found its design and features highly workable for their sort of lifestyle,” the company said in a press statement.
Pasadena was created specifically for the middle and upper executives that need to reside in areas near their workplace, particularly within the city center, yet still enjoy a relaxed atmosphere in their environment.
Pasadena, named after a town in California, seeks to capture the feel of the town, which is famous for its annual Rose Parade, while sporting Italian and Spanish architecture.
After determining this target market’s personal requirements, habits and special concerns, Crown’s property designers created a private enclave with intimately placed home units, each with floor plans and elevation illustrations scaled and carefully developed to insure the creation of an efficient usable space.

Crown Communities architect Art Secuya said, “When a development is set in an inner city, there is a need to maximize land availability. We are negating the theory that if you have small parcel of land, you are constrained to its smallness. We planned and transformed it in such a way that despite its intimate nature in terms of land space, we make it generous in terms of livable space.”
In a land area of 60 square meters, the developer created a 148-square- meter house with a two-car garage, living area, dining area, three bedrooms and a bonus space of an attic that can double up as a home entertainment area or game room.
The town-house model called Pasadena Lane is composed of five town-home units built in a row, conveniently supporting each other.
