Thursday, July 19, 2007 Developer mulls another real estate project in Cebu
AS proof of the upward trend of the real estate industry in Cebu, a local real estate firm is planning another project next year.
Even before finishing its flagship residential project Pueblo El Grande, Pacific Land Ventures and Property Development Inc. general manager Dennis Quiokeles said the company will develop a property with an area of at least 37 hectares in Barangay Casili, Con-solacion.
The project, still unnamed, will either be mixed-use, fully residential, low impact condominium or a mountain residential development, he told reporters during the grand launching of the Pueblo El Grande yesterday in Barangay Tayud, Consolacion, approximately 10 kilometers north of Cebu City.
“This is the concretization of a dream,” he said.
Pueblo El Grande, which has 145 houses-and-lots, sits on a 3.2-hectare property. It is divided into three phases.
Sold out
Quiokeles said close to 60 percent of phase one, which has 65 units, is already sold out.
Before the year ends, 11 houses will be turned over to buyers, he said.
The price per town-house unit ranges from P1.9 million to P5.8 million.
Under a promotional offer, a buyer can acquire a property at zero percent interest for 12 months, Quiokeles said.
Buyers have six architectural designs to choose from. Lot sizes range from 120 square meters to 321 square meters for single detached models, while townhouse units each have a lot area of 72 square meters.
Floor areas of single detached models range from 44 square meters to 197 square meters, while town-houses have total floor space of 76 square meters.
The subdivision’s amenities include underground cable system, back-up water reservoir, chil-dren’s playground, picnic area, clubhouse, swimming pool and a multi-purpose outdoor court.
Not simple
Earlier, Maya Quio-keles, marketing manager of Pacific Land said the amenities are found in the property’s prime lot to avoid disturbance during parties or other events.
“Owning a home is not a simple purchase opportunity,” Dennis said, adding that this is why the company has maximized efforts to provide buyers and investors “excellence, security and value for their money.”
Conceptualized in 2005, Pueblo El Grande is a Spanish Mediterranean-inspired village. It is the first project of Pacific Land that is designed by K3J Architectural and Engineering Services.
In the launching, Consolacion Mayor Avelino Gungob welcomed the Pueblo El Grande project as an added opportunity for the municipality to attract more real estate players.
“Consolacion will be a haven for real estate players,” Gungob said in his keynote speech.
Gungob his three-year plan for Consolacion will result in “maximum” progress for the town in terms of increased business and tourism development. (MMM)
