Residential units to rise in city

THE Romoff family of clothing designers has ventured into their first residential real estate offering, promising “more than strategic real estate planning.”

Viranclava Realty, owned and managed by the Romoffs who are among Cebu’s families known for their fashion business, developed Palazzo Uno, a nine-story condominium with 34 private residences on Escario St. and Gorordo Ave., Cebu City.

The company’s chief executive officer, Virginia Romoff Durano, said they were eager to carry out this project and to make sure that the buyers will get their money’s worth.

“We also want to put an art on it,” Virginia said during yesterday’s media briefing, adding that they also aimed to create a landmark of style and function.

She said the unique marketing strategy for potential buyers is that Palazzo Uno allows them to choose their interior design details and offers various designs.

The final design concept will be available on the project launch on April 16.

Vania Romoff, who sits as secretary of the board, said that they have collaborated with Hannah Lim, a Parsons graduate and New York-based interior designer, to give “a fresh take on everything.”

She added that the building also has a distinct concept that will cater to the lifestyle of the young professionals, new families or traveling businessmen.

Amenities, such as a lifestyle and fitness gym, indoor parking levels and a multi-purpose room, high-speed elevator, garbage chute, standby emergency power, wireless Internet access and individual laundry area, will also be available.

Mainly inspired by modern Italian designs, Palazzo Uno has four types of units to choose from-– a studio, a one-bedroom unit, a two-bedroom unit and the lofts which are located at the higher part of the building.

The minimum floor area for the studio units is at 35 square meters while the biggest units are the lofts with an average area of 128 square meters.

The Romoff sisters also confirmed that there will be superior terms of payment.

Prices

They added that although the development is mainly a high-end product, they will offer competitive prices.

A down payment of 20 percent will be paid in 12 monthly installments while bank financing can be availed of to pay for the 80 percent balance.

The average price of the property is at P65,000 per square meter. The project is targeted to be completed by March 2009 or earlier.

The construction of the building’s fourth level is ongoing. There will be three parking areas available, one will be at the basement. (DME)
