Monday, July 07, 2008 Anflocor, Landco partner to develop posh community By Nelson C. Bagaforo
AFTER massive infrastructure development of Damosa Gateway at the Damosa Complex in Lanang, Davao City, Anflocor ventures into its next ambitious project -- the Playa Azalea.
The luxurious upscale seaside community enclave that will soon rise on Samal Island is perceived to be the first in Mindanao, giving Dabawenyos the chance to own not just a "beach house" but also "the first home."
Playa Azalea is a partnership between Anflocor, Mindanao's leading player in their areas of specialties -- growing, exporting, travel, financing, dealership, manufacturing and real estate, and Landco Pacific, one of the country's best developers of high-end leisure, urban and hometown communities. Anflocor is the landowner and Landco-Pacific is the developer.
With such partnership, this property development is an endeavor to watch out for.
"We feel that Landco-Pacific is the leading developer in lifestyle resort and residential properties in the country today. So we didn't have to look far for a company that can do a first-rate development for Anflocor," said Ricardo R. Floirendo, Anflo Group of Companies senior vice-president.
"Their 18-year track record in real estate development is an impressive accomplishment," he said, citing previous development projects that are all impressive, undertaken by Landco Pacific, such as the posh Club Punta Fuego and the Terazzas de Punta Fuego, among others.
He said the Palaya Azelea joint project would also develop an exclusive residential community with posh amenities that will include a private 400-meter stretch of white sand beach.
"Landco-Pacific has built numerous prestigious communities in the country and they are very innovative in this venture. That alone is an attraction," Floirendo aid.
More importantly, Floirendo said Landco-Pacific would allocate a good portion of the entire budget for the infrastructure development of the community, amenities and facilities that will surely meet every household's need.
"It will have a reverse osmosis equipment that can turn the sea water into drinking water and a power generation source via the Pearl Farm Marina that can provide electrical power to all the households of the village when needed," he added.
Playa Azalea, Floirendo said, will have a commercial entity planned in line with the project aside from the attraction of living resort style along the Davao Gulf, having a private beach and a pavilion, panoramic view of the city, the Mount Apo and amazing sunset.
Proximity also counts, Floirendo said, adding that Playa Azalea is very accessible and only 10 minutes away from Davao City. "You can have a restful time in your 'beach house' in a few minutes from the bustling city life."
The development project was recently launched and construction works are underway as Landco-Pacific is eyeing the turnover in five years.
"Playa Azalea will be ready for its initial public viewing soon," Floirendo said.
He added that the price range of the lots is very competitive with the cost of the prime villages in Davao City.
"If you take into consideration the exclusivity and outstanding amenities being offered plus the accessibility factor, this clearly indicates that Playa Azalea is putting more value on your investment. Thus, making this venture a very worthwhile move," Floirendo said.
There will be 522 lots that will be put up for sale, with areas ranging from 220 to 500 square meters.
Included in the project's master plan, according to Floirendo, is the addition of more impressive amenities for the community, including the hilltop clubhouse with infinity pool, greenbelt park and the river pool that will surely make the Playa Azalea environment more appealing.
"The other half of the development of Playa Azalea is the hotel complex. About four hectares of the 33-hectare development will be alloted to to this complex. This addition will play an integral part in the community in terms of employment and tourism," Floirendo said.
"This is a great opportunity for the Island Garden City of Samal. Anflocor will always be looking at projects that will be beneficial for the community and the region. If there is a chance that Anflocor and Landco-Pacific can develop more communities, we don't see any reason why we shouldn't venture into another project in the future," he added.
