No socialized housing, no building permit

DEVELOPERS will have comply with the law requiring a socialized housing component for every property development project, or they will not be issued a building permit and other regulatory clearances needed for their project.

This is contained in a proposed ordinance being pushed by Baguio City Councilor Edgar Avila.

Under the proposed ordinance, no building permit or clearance will be issued unless the development plans submitted to the Office of the Building Official include the socialized housing component of each project.

Avila said that with the lack of housing units in the city, there is an urgent need for property developers to comply with the law.

The Urban Development and Housing Act, or Republic Act 7279, requires developers to offer a socialized housing project equivalent to 20 percent of the total cost of the main project.

If the ordinance is approved, developers in Baguio City would be compelled to put up the 20-percent socialized housing project fund to ensure the implementation of projects that would provide affordable, decent housing units.

"Time is now ripe for our city government and the council to compel private subdivision, condominium, housing developers and other similar real estate endeavors to implement 20 percent earmarked for socialized housing projects in compliance with the provisions of Republic Act 7279 or the Urban Development and Housing Act of 1992," Avila said.
