Developers undeterred by traffic

EVEN with the traffic congestion that has been plaguing Minglanilla, units in a subdivision there continue to sell well in the market.

Harold Vince See, PrimeHomes Development Corp. business development manager, said Minglanilla was an ideal location for families who wanted to live near the city.

“Because there’s no other option, especially if they plan to still settle near Cebu City. Minglanilla is the closest municipality to Cebu City,” he said.

Minglanilla traffic officials are working on easing traffic on main thoroughfares after a gridlock that lasted for hours affected motorists in December 2017.

The situation highlighted the need for more road discipline and rules to prevent the five- to 10-hour traffic in Talisay City and Minglanilla during the Christmas rush that year.

Now on its fifth project, PrimeHomes launched the second subdivision in the town under the Luana series called Luana Dos.

“When we conceptualized the Luana series, the management really thought that when a resident goes back to their house after a hectic and busy day, because of the traffic, we want to make them feel relaxed immediately. Luana is really envisioned to be a Hawaiian, tropical-inspired home,” he said.

Located in Upper Calajoan Road, Barangay Vito, the 9,950-square-meter property will have 55 single detached and single attached units.

“This is a middle- to high-end housing. Our target market are those who are in the managerial level and also overseas Filipino workers,” he said.

The units’ lot area ranges between 60 and 200 square meters while the floor area ranges between 88 and 156 square meters, with a price range of between P3.8 million and P7.5 million.

Construction is ongoing. The target date of completion is by mid-2020.

Hayahay

“We want our residents to have that Luana experience, a Hawaiian word that means ‘hayahay’ in Cebuano, because what we noticed in the market is that the units are so tight and really composed of so many townhouse units. There’s no after sales or property management after the turnover. The developers just leave it as is,” he said.

Benedict Que, president and chief executive officer of PrimeHomes, said they estimate the project cost to be at P200 million.

Luana Dos will have a swimming pool, a basketball court, a gazebo, a community area, a 24-hour security personnel and a property management team.

The first in the Luana series, Luana Homes has 110 units that sold in a year.

With Luana Dos, PrimeHomes targets to sell all the units within six months.
