Township project CAAP, berde compliant

THE 20-hectare waterfront township in Mandaue City, Mandani Bay has secured the necessary regulatory permits as it builds high-rise skyscrapers in what’s seen to be the city’s next premier lifestyle and business hub.

For one, the project has already obtained all the necessary clearances, including that of the Civil Aviation Authority of the Philippines (Caap) to ensure it gains the “air rights,” said Gilbert Ang, project director at HTLand Inc., in an interview with SunStar Cebu.

He noted that every building to be built in the area will have a clearance from Caap individually.

“Even before we started the development, we already considered these things (the Caap clearance),” the official said.

“We already made a study for the Caap justifying that,” he added. He said that the township development isn’t affected by the Caap’s identifying of high-rise obstructions near the Mactan-Cebu International Airport, which is located across the mainland.

Mandani Bay, whose development spans several years, will continue to comply with government regulations, Ang said.

“Mandani Bay has fully complied with local and national permitting requirements and has obtained all the necessary clearances,” he said.

The development’s first phase, the Mandani Bay Suites, had also gained a four-star accreditation under the Building for Ecologically Responsive Design Excellence (Berde) system implemented by the non-stock, non-profit Philippine Green Building Council.

Mandani Bay Suites’ four-star rating covers Towers 1 and 2.

The achievement was notable being the first accreditation ever granted to a building in Cebu and the entire Visayas region.

Its final score on the five-star system highlights Mandani Bay’s outstanding design principles and guarantees the project is built with world-class standards.

Mandaue City itself requires a three-star Berde for new buildings in accordance with the Mandaue City Green Building Ordinance for locators within the North Reclamation Area.

The Berde rating tool makes it easier for the public to identify green buildings. It is awarded after a rigorous assessment process.

The system is the Philippines’ own yardstick of industry practices. It examines how a building excels above and beyond local environmental regulations and standards.
