Developer to build economic, socialized housing in Carcar

PRIMEHOMES Development Corp. is building at least 231 houses in Carcar City, a potentially rising urban hub for housing development.

“Traffic in Cebu City is worsening. We envision Carcar as a next city to contain with. If you look at the map, Carcar is at the center,” president and chief executive officer Benny Que said, following the groundbreaking on Wednesday, Nov. 27, 2019 for the company’s sixth project, the Henaville Homes Carcar.

Henaville, designed to rise on a 1.8-hectare lot in Barangay Tuyom in the city, is an economic and socialized housing project.

Que, who also owns the Golden Prince Hotel and Suites, noted that being a historic city, Carcar is an ideal area to settle down as it is home to various cultural heritage sites and boasts modern conveniences.

According to Que, the primary target of the housing project is overseas Filipino workers who want an affordable, safe and decent place to live in.

Primehomes is allocating at least 19 percent or 44 units to socialized housing.

The socialized component will have two-storey townhouses each with a lot area of 30 square meters and a floor area of 32 square meters. It is designed to have toilet and bath, and two bedrooms.

The economic housing unit will also be a two-storey structure with a lot area ranging from 45 to 93 square meters, and a floor area of 46 square meters. This is furnished with toilet and bath, three bedrooms and a car park.

All units will be delivered semi-finished, which means the exterior will have finished paint coating, exterior accessories, roof, smooth concrete floor finish and walls initially painted white.

Harold See, vice president for finance, said the initial selling price for socialized units is P790,000 while that of the economic units is P1.3 million.

“Henaville Homes Carcar will be the first economic housing subdivision which will introduce a 4.5 kilometer jogging path,” See said.

He added the project will have basic amenities such as a basketball court, multi-purpose hall, rentable stalls with parking, underground water system, and wastewater treatment facility.

Que expects to acquire the necessary pre-selling permit by the second week of December.

“The turnover of units will be in 2020, hopefully,” he said.
