Monterrazas de Cebu Development nears completion under new company

DEVELOPMENT of the scenic and exclusive mountain property Monterrazas de Cebu has been fast-tracked and now nears completion under new ownership, a company executive announced recently.

"We assure our homeowners of our continued commitment to give the market a piece of investment that is worth their money and more. We have considered all issues tied up with this project and are committed to fulfill our promises to our buyers moving forward," said Alexander Ace Sotto, chief operating officer of 8990 HDC.

The company acquired the property from Genvi Development Corp. in 2019.

Since taking over Monterrazas de Cebu, 8990 HDC accelerated work on road networks and drainage as well as water, power, and auxiliary lines in accordance with its promise to home and lot owners. This paves the way for home construction activities and launching of more residential brands and other amenities within the master planned development.

The 200-hectare prime residential estate covers the highlands of Barangays Guadalupe, Sapangdaku, Buhisan, and Tisa and is being developed in clusters or phases.

Monterrazas de Cebu Developments

Land development for several clusters has been accelerated, with North Ridge Phase 1, North Ridge Expansion 1, Residences at the North Ridge, Peaks 1 and 2 now fully completed.

Only North Ridge Phase 1 and Peaks 1 were close to completion in 2018 and 8990 HDC had to work overtime on the other phases upon acquiring the property: completing North Ridge Expansion 1 from 27 percent status, Residences at the North Ridge from 15 percent status, Peaks 2 from 40 percent status.

From lack of movement since 2018, work on North Ridge Expansion 2 now stands at 90 percent while Peaks 3 is at 50 percent today.

"We have improved Monterrazas de Cebu since we took over. In fact, development has been faster now," said Sotto. He added that there's a lot to be done in Monterrazas with plenty of room for expansion.

Monterrazas Prime Enclave

Unique to Monterrazas de Cebu is its partnership with SkyEstates Construction Corp. for the 32-unit Monterrazas Prime, a new residential enclave that offers future homeowners the choice of Soprano and Alto grand home designs.

They might vary in sizes but Monterrazas Prime houses have one thing in common, they offer a panorama of Cebu's unique topography of coast and mountain.

Brisk Property Demand

Since it was reintroduced to the market, Monterrazas de Cebu has been getting positive feedback from the property market and brisk sales have been noted for The Peaks, even at the height of the pandemic.

Monterrazas de Cebu homeowners have also doubled, and 14 more houses are in varying stages of construction while another 28 lot owners have submitted their intent to begin building their homes.

Sotto said 8990 HDC hasn't altered the original design concept of Monterrazas de Cebu but reconfigured and improved some structures and applied modern and sustainable architecture to adapt to the changing times.

Peaks 1 and 2 combined have 22 lots available for sale from the 130 total lot inventory in 2018. Peaks 3 has 42 available lots for sale while other projects like North Ridge Phase 1, North Ridge Expansions 1 and 2, and the Residences at the North Ridge are all sold out.

"Monterrazas de Cebu is easy to sell. The scenic view it offers does more of the talking. And sealing the deal is the strong and capable company that is behind this project," said Sotto. (PR)
