City notes increase in complaints on raw lots

DAVAO City Planning and Development Office (DCPDO) said complaints on the selling of raw lots in the city have surged to 80 to 100 cases per year during the pandemic from only four to five cases before pre-pandemic record.

“Makita nato sa Facebook permanente nga raw lots, barato ra, modown lang ka og ing-ani nga kantidad katukuran na nimo, very enticing kaayo ilahang advertisements (You can seen on Facebook people selling raw lots for a very low price. You only have to down a certain amount, and you can build on the lot already. It is very enticing to some)," Engr. Ivan Cortez, DCPDO-Head said in an interview with Davao City Disaster Radio on July 19, 2022.

He added that it is only after paying that they will notice the problems.

"Naay gipangmerhan nga after five years pa diay nimo makuha, naay daghan nga modus, naay uban mobaligya nimo pero naa diay kay gipermahan na dili ka matitulohan within a certain period of time, maghuwat gyud ka (There are those that only after signing, you will find out that it will be after five years that the lot will be given to you or it will be under your name after a certain period. You will have to wait),” Cortez said.

He said there are also cases where sellers will offer lots for sale but are not the owner while others sell it without the knowledge of the owners.

Meanwhile, Cortez said that the Department of Human Settlements and Urban Development (DHSUD) has established a Regional Task Force against illegal real estate practices in Davao Region to settle claims with this kind of incident.

Cortez reminded Dabawenyos not to buy real estate properties if there’s no license to sell presented by the sales agent. KSD
