Dodong Broker: Igniting passion in real estate

TO BE successful in real estate industry, one must always and consistently put the clients’ best interest first, motivate affiliates, and stand as a good leader and a follower as well.

It is inspiring to know a simple family man who turns out not only to be better but also more successful and financially well-off while remaining to be a humble licensed real estate broker. Interestingly, he has built his own realty, the PRES which stands for Philippine Real Estate Sniper.

Erwin Gantalao Ti-in, also known as “Dodong Broker,” is an electrical engineer by profession and worked in Abu Dhabi for three years, from 2012 to 2015.

One day, he was asked by his friend who was then working in a real estate firm if he wants a for-good job here in the Philippines. Without any hesitations, he tried.

Armed with broad knowledge on online marketing, since they owned a computer shop business, and with his eagerness to stay with his wife and two children, Ti-in started to explore the world of real estate in the country.

Capitalizing on his potentials and skills, Ti-in took the exam for brokerage in February 2016, and successfully passed it.

At first, it was quite hard. But by the continuous attendance in Product Knowledge Seminar (PKS) initiated by different home developers, he was able to learn the process. He learned it so well.

Approved by the Department of Trade and Industry, the PRES Realty was a personal real estate company of Ti-in which started way back in 2015 with only 20 pioneering affiliates.

They have that so-called SMU (special meet-up) and RMU (regular meet-up) to hire new affiliates and give general rules and ideas in terms of brokerage and real-estate tactics. Some were referrals, some were recruited through social media.

The PRES Realty has been gaining boost by following the Republic Act 9646 or the Real Estate Service Act (Resa). The law provided that affiliates must attained 72 units in college and must attend a two-day accreditation seminar related to that of Professional Regulation Commission certifications.

Ti-in echoed that finding clients is central to a real estate affiliates success. Without buyers and sellers, there would be no transactions, therefore, no commissions.

A popular way to do so, he said, is through a real estate sphere of influence (SOI) strategy that focuses on generating leads through the people whom the agent already knew. These include family, friends, neighbors, classmates, business associates, and social contacts.

“Because most people will sell, buy or rent property at some point in their lives, every person that an affiliate meets is a potential client,” Ti-in shared.

A real estate agent’s day often includes meeting and speaking with lots of people, giving out house and lot flyers, providing vicinity maps and keeping track of contact information for a growing network. Meeting people and handing out business cards is only one step in cultivating new leads.

The company’s promotional slogan that says “We Search, You Choose.”

“This means that PRES affiliates are knowledgeable enough and ready for all the inquiries that the clients were asking for,” he said.

Ti-in said drawbacks, bitter experiences and clients’ rejections must not block the realty to attain its desired success.

It’s the virtues of persistence, patience, honesty, unity, positive thinking, and faith in God and keeping in mind the word “birada” must matter at all, he said.

The Negrense realty firm owner said that PRES affiliates are like a family to him as well with his wife and kids. Affiliates were given different incentives especially those hardworking, service oriented, and active.

Also, they have the annual awarding that gathers at least 500 affiliates and giving them the opportunity to get together aside from recognizing their achievements.

For this year, they successfully staged its 4th Annual Awards Night at L’Fisher Hotel in Bacolod City.

Ti-in, or “Dodong Broker” for the many, is 100 percent motivated to pursue his real estate career with PRES Realty as his home. Certainly, his igniting passion in the industry would bring him and his team to the top. (Jorolyn H. Ginete)
