HOMEGROWN real estate developer Worldwide Central Properties Inc. (WCPI) is optimistic about Cebu’s real estate prospects in 2025, citing favorable conditions such as declining interest rates and sustained economic recovery.

The company anticipates increased investments, both local and international, further bolstered by Cebu’s appeal as a retirement destination for foreign markets.

“With these factors in play, we foresee a vibrant real estate market in 2025. Cebu’s strategic advantages and economic dynamism continue to make it a prime location for real estate investment and development,” said Ann Leslie Ngo, WCPI president.

Among the firm’s new projects whose developments will spread in 2025 is the Vitale Suites, a 233 medium-density residential unit that is in partnership with The Ascott Limited.

Last Dec. 1, 2024, the company held the first pouring ceremony for Vitale Suites, marking the start of a project’s structural construction.

This flagship mixed-use residential and hospitality development is set to redefine urban living in Cebu with a focus on health, wellness and inclusivity.

Sitting on a 1,556-square-meter property along F. Cabahug St. in Mandaue City, Vitale Suites offers 233 medium-density residential units, including studio, one-bedroom and two-bedroom layouts, with features catering to mobility-challenged individuals.

The development prioritizes wellness with key amenities like recreational spaces— infinity pool, jogging path, rock climbing wall and fitness areas; relaxation zones—organic herb garden, residence lounge, and kiddie play area; and conveniences—bicycle parking, golf bag lockers, health food store, eye center and sports rehab clinic.

Vitale Suites will also host Citadines Mandaue Cebu, a serviced residence managed by The Ascott Limited. This new project is also a Berde-certified development as it incorporates eco-friendly designs and materials, aligning with the company’s focus on sustainability and green building standards.

“Vitale Suites is not just a development—it represents our commitment to redefining urban living in Cebu by prioritizing health, wellness and sustainability. Like The Suites at Gorordo, this project brings Singapore-inspired living to Mandaue,” said Ngo. “Our projects are designed to meet Cebu’s evolving real estate needs while aligning with our commitment to enhancing urban living.”

Ngo said Cebu’s real estate industry continues to thrive, with 2024 proving to be a year of resilience and growth despite global economic uncertainties.

She said the local real estate sector has been buoyed by strong demand for affordable housing, a robust business process management industry, tourism recovery and significant infrastructure development.

The upper-mid and upscale residential markets have also seen substantial activity, driven by the aspirations of Cebu’s growing middle class. She added that the introduction of luxury property brands reflects an elevation in the living standards of many Cebuanos.

“Beyond 2025, our pipeline includes developments that reflect our vision for sustainable and community-focused growth,” she said.

Besides Vitale Suites, WCPI is also set to launch various affordable urban housing projects in Metro Cebu, addressing the growing demand for high-quality yet accessible residential options.
