LISTED property developer Cebu Landmasters Inc. (CLI) is increasing its footprint in its home market with the launch of Pristina Town, its newest and most prime township development in northern Cebu City.

Anchoring this expansive project is North Grove, a P5.4 billion garden-themed residential condominium, marking the township’s first residential offering.

In its disclosure to the Philippine Stock Exchange on Monday, May 26, 2025, Pristina Town, a 7.2-hectare master-planned community, is a joint venture between CLI and Ixidor Holdings, operating under Cebu Homegrown Developers Inc.

The township is designed to offer sustainable and quality urban living, strategically positioned to contribute to and benefit from the development of Cebu’s emerging North Growth Center.

“Pristina Town is expected to strongly contribute to and benefit from the development of Cebu’s North Growth Center—an emerging hub transforming northern Cebu City into a vibrant, sustainable and inclusive urban and economic center,” said Jose Soberano III, CLI chairman and chief executive officer.

Designed with a focus on sustainability and livability, Pristina Town will seamlessly integrate residential, commercial and institutional developments. Its eco-features include extensive green spaces, pocket parks, smart programmable street lighting for reduced energy consumption and water catchment systems for sustainable irrigation.

The township will also feature designated bike lanes, wide pedestrian walkways, planting strips to promote walkability, a future transportation hub, a full underground utility cabling distribution system, and 24/7 security.

North Grove, the township’s first residential project, caters to the mid and upper-mid market segments. It comprises two residential towers, Lumina and Terra, complemented by a podium retail space.

Lumina Tower will house 386 units (studio, one-bedroom, and one-bedroom garden units) ranging from 24 to 35.14 sqm, featuring full-height windows and garden-inspired amenities such as a fitness gym, game room, zen garden, sky garden, lounge and multi-purpose deck.

Terra Tower will offer 643 studio units (22.75 to 25.37 square meters), designed with natural scenery and amenities like a fitness gym, pocket gardens and a multi-purpose deck.

The retail podium at North Grove will encompass nearly 3,800 square meters of commercial space, including a supermarket area and new retail concepts aimed at enriching residents’ lifestyles. This development reinforces CLI’s leadership in high-growth VisMin markets and its commitment to delivering sustainable, high-demand homes with strong growth potential.
