CITING Cebu’s growing working and student population, Ayala Land Inc. (ALI) opened CityFlats Cebu I.T. Park, providing a new residential option aimed at making affordable living accessible in Cebu’s main business hub.
CityFlats Cebu I.T. Park features 466 rooms, composed of 396 co-living units and 70 hostel rooms, with options like traditional bunk beds, loft-style layouts for added privacy and PWD-friendly rooms.
This 14-story building is the first of two CityFlats developments that Ayala Land is introducing to Cebu. In October, the second branch is set to open at Cebu Business Park. The 18-story building will have 392 units, including 70 hostel units.
“We’re proud of how Cebu I.T. Park has evolved — not just as a business district, but as a major contributor to the region’s economy,” said ALI vice president Yeng Tupaz at the opening on Monday, April 28, 2025. “At Ayala Land, we believe growth is most meaningful when it’s inclusive.”
CityFlats offers a mix of co-living and hostel-style accommodations starting at P6,100 per month for co-living rooms and P1,800 per night for hostel units.
The project also features a social hall with a mural by artist JP Pinpin to foster community among residents. Ground-floor retail spaces, including a laundry shop and food outlets, will soon open.
“We are targeting the students and young professionals in Cebu. For I.T. Park alone, we have a growing number of working professionals here at 80,000 already, an increase from last year’s 70,000,” said Bryle Ian Mendaros, project development manager for Visayas Estates of ALI.
CityFlats Cebu I.T. Park is the fifth CityFlats project by ALI and the first in the Visayas and Mindanao. / KOC
