AS IT enters Cebu’s property scene, Manila-based property developer DMCI Homes commits to bringing in an “engineering mindset” focused on quality, efficiency and superior value.

As the real estate arm of DMCI Holdings Inc., a publicly listed conglomerate known for its expertise in engineering and construction, DMCI Homes leverages its technical proficiency to deliver high-quality residential spaces through innovative building techniques and strategic resource management.

With engineers at the helm, DMCI Homes said it approaches homebuilding as more than just real estate development—it sees it as a professional commitment to providing the best value to homebuyers.

“Our business is really to create value, to have the best quality, and the best price always. Our Chairman (Isidro A. Consunji) is an engineer, and our founder (David M. Consunji) is an engineer, we have plenty of engineers, and I think that’s how engineers think. If you cannot provide better value, then maybe you’re not being true to your profession,” said DMCI Homes president Alfredo R. Austria, also an engineer.

Austria highlighted Kalea Heights, DMCI Homes’ maiden project in Cebu City, as a prime showcase of this philosophy. Unlike many condominiums that prioritize maximizing unit density, Kalea Heights dedicates a significant portion of its 4.6-hectare property to open spaces, reserving 3.6 hectares—the largest open space allocation among condominiums in Cebu and within DMCI Homes’ portfolio.

Divided into four districts—Dawn, Dusk, Summit and Azure—Kalea Heights offers a balance between urban convenience and resort-inspired living. Among its standout features are the Sky Parks, which span 1.5 hectares and provide residents with elevated green spaces and panoramic views of the mountains, sea and city skyline.

The development will also incorporate DMCI Homes’ signature Lumiventt® Design Technology, which enhances airflow, improves cooling efficiency and promotes a healthier living environment within its spacious units, ranging from 29.5 to 88.5 square meters.

With an estimated investment of P24 billion, DMCI Homes is set to redefine the condominium living experience in Cebu by combining engineering precision with a value-driven approach. More than just another residential project, Kalea Heights raises the standard for quality, sustainability and long-term investment potential in the local property market.

Kalea Heights is part of DMCI Homes’ growing portfolio of quality resort-inspired communities, following its successful developments in Mega Manila, Baguio City, Boracay and Davao City. Unit turnovers for Kalea Heights are scheduled to begin in December 2029. / KOC
