Cebu Landmasters, Inc. (CLI), a leading property developer in the Visayas and Mindanao (VisMin) region, has launched Pristina Town, a 7.2 hectare township in northern Cebu City. The development’s first residential project, North Grove, is a P5.4-billion garden-inspired condominium designed for sustainable urban living.
The project is being developed under Cebu Homegrown Developers, Inc., a joint venture between CLI and Ixidor Holdings.
Pristina Town is positioned to contribute to the ongoing transformation of Cebu’s North Growth Center, an emerging urban and economic hub. According to CLI Chairman and Chief executive officer Jose Soberano III, the township integrates sustainable features such as green open spaces, energy-efficient lighting systems, and a water reuse system.
The township’s master plan includes residential, commercial, and institutional components, with infrastructure supporting walkability and sustainability. Plans include designated bike lanes, wide pedestrian walkways, smart programmable lighting, and underground utility systems. A transport hub and 24/7 security and surveillance systems are also in development.
At the heart of Pristina Town is North Grove, which features two residential towers—Lumina and Terra. The towers offer more than 1,000 units targeting the mid to upper mid-market segment. Both buildings integrate green architecture and lifestyle-focused amenities.
Lumina Tower offers 386 studio and one-bedroom units ranging from 24 to 35.14 square meters. Amenities include a fitness gym, zen garden, sky garden, game room, and multi-purpose deck.
Terra Tower includes 643 studio units sized between 22.75 and 25.37 square meters. The design incorporates natural elements and provides access to pocket gardens, a gym, and other shared spaces.
The development will also feature a 3,800-square-meter retail podium, which includes a supermarket and other commercial establishments to serve residents and the broader community.
North Grove is Cebu Homegrown Developers, Inc.’s second residential project, following the success of Mandtra Residences.
CLI was recently recognized as the top real estate developer in Visayas and Mindanao, according to the 2024 Colliers Philippines Real Estate Market Study. The company has consistently reported strong sales performance across its portfolio.
