

CEBU-BASED King Properties is significantly expanding its real estate portfolio with multiple new developments across the Visayas region, including four projects underway in Bacolod and two in Iloilo, in addition to upcoming launches in its home base of Cebu.
“Being a developer, just like any business, expansion is key,” said Jason King, president of King Properties.
The company, which has numerous established residential and commercial projects throughout Cebu, identified Bacolod as a natural progression for its first foray outside its home island due to its proximity and market viability.
King Properties’ Bacolod ventures began just before the Covid-19 pandemic, with two projects already completed, a third nearing completion and a fourth slated for an early next year launch.
Beyond Bacolod, King Properties has now set its sights on Iloilo, with two properties currently under development there. Despite the regional expansion, Cebu remains a core focus, with two new residential projects slated for launch this year — one in Mandaue and another in Minglanilla.
With inflation and high interest rates continuing to weigh on consumer confidence and construction costs, King said the company is steering through 2025 with discipline and flexibility.
“Macroeconomic factors like high interest rates and stubborn inflation have had a big influence on how we’re approaching our current and future developments,” said King. “We’re balancing caution with smart opportunities where we’ll see real value.”
King said challenges in the real estate industry include regulatory shifts, market demand fluctuations and environmental risks, which he stressed they are tackling through operational agility, data security and close partner coordination.
He said that as demand for affordable housing remains robust, the company is leaning into efficient construction, local government unit partnerships and mixed-income models to deliver value while maintaining profitability.
King Properties’ diverse portfolio includes horizontal projects, mid-end developments, condominiums and office buildings. While specific numbers were not disclosed, the company confirmed over 12 projects in Cebu alone, four in Bacolod and two in Iloilo, with continuous expansion planned within the region. / KOC
