New condo project, mall to rise in Nivel Hills

CEBU-BASED developer Grand Land Inc. is set to build a 33-story condominium tower on a 1.4-hectare property in Nivel Hills, Lahug, Cebu City.

Unveiled during the company’s Grand Annual Awards 2025 on Friday, Feb. 21, Auria Residences will feature 950 condominium units, comprising studio, one-bedroom, and two-bedroom configurations.

According to Benrick Ryan Go, operations director of Grand Land Inc., Auria Residences will offer a unique fusion of high-rise living and retail convenience, redefining the city’s urban lifestyle. The project, he added, marks the company’s expansion and its commitment to modern, sustainable urban living.

“We aim to create a harmonious blend of modern comfort and natural beauty, providing an unparalleled residential experience that reflects the vibrant spirit of Cebu City,” said Go.

The name “Auria” is inspired by the word “breeze,” symbolizing the fresh, open ambiance that flows throughout the condominium and mall.

Auria Residences is set to break ground in the third quarter of 2025, with completion targeted for 2029.

Shopping mall

Auria Residences will also include a lifestyle retail and shopping mall, developed in collaboration with the Gaisano Grand Group. The mall will house a supermarket, restaurants, cafés, and retail stores, enhancing convenience and accessibility for residents.

Go emphasized that this retail component sets Auria apart from other developments.

“I think what differentiates us from many of the condos also, outside of the view is really mall access living,” he said.

Key amenities of Auria Residences include a sky pool, sky lounge, gym, yoga and meditation areas, multi-purpose rooms and meeting rooms.

Go added that the project integrates eco-friendly initiatives, including solar-powered energy solutions for mall operations. The development also incorporates open spaces to foster a sense of community and sustainability.

“We want Auria to be more than just a condominium; we want it to be a place where people can gather, relax and feel connected to their surroundings,” Go said.

Expansion plans

Beyond Auria Residences, Grand Land Inc. is set to launch another condominium project this year with 1,500 units. The company is also expanding in Davao with a new high-rise development and will begin operations in Bacolod by the fourth of 2025, where it plans to build a 15-hectare township development.

Go said the company is optimistic about Cebu’s residential real estate market amid economic challenges.

“In addition to our core retail business, we remain optimistic about Cebu’s residential real estate market—provided we uphold our tradition of developing projects in prime locations with amenities that drive value appreciation for our buyers,” he said.

Aside from real estate, Grand Land is also bullish on the tourism sector, with plans to open Dusit D2 in Banilad and Dusit Princess in North Reclamation in 2026.

Beyond Cebu City, the company is further expanding into hospitality and industrial real estate. It recently launched Asai Dusit Cebu Oslob and is investing in logistics facilities to support industrial growth. / KOC
