Samal Shores seen to transform Samal island landscape

A MULTIBILLION high-end township project is seen to elevate the landscape of the  Island Garden  City of Samal (Igacos) in Davao del Norte. 

This is the forecast of PJ Tri-gon Realty Corporation Business Development and Special Projects Vice President Celedonio Pile Jr. as they introduced to the media on Tuesday, August 8,  the developer’s flagship project - Samal Shores. 

“It is our first salvo into a super high-end development. Very few are operating at this level, we think to execute a project to its ideal level is by itself a mark of excellence, that is what our company would like to pursue,” he said.

Samal Shores is a 150-hectare big ticket township project at Barangay Limao in Igacos. The groundbreaking property houses a five-star hotel-resort that is Discovery Samal and a high-end residential property, Samal Shores Residenza. Based on the masterplan, the township will also house a mall, medical center, a fire station, police outpost, another hotel, commercial complex, and a possible golf course.

The brainchild of PJ Tri-Gon Realty, Samal Shores Residenza is a 31-hectare luxury hillside development boasting of premier residential areas with nature and open spaces. It will be developed in three phases with its first phase providing some 500 lots to prospective buyers. 

Samal Shores Residenza Project Director Anna Mae Escalante said that the project will feature 50 percent of parks and open spaces with grand amenities such as a clubhouse with an infinity pool, a grand entry plaza, guardhouse, meditation, yoga park, jogging and fitness park, picnic and signature park, and children's park.

The property’s smallest cut is at 252 sq.m. Project AVP for Business Development Maryanne Mendoza revealed that at present Samal Shores Residenza has sold 25 percent of its total available lots. The project’s buyers’ profiles are mostly businessmen and professionals. 

“Around 90 percent of our clients are from Davao Region who would want to have a vacation and primary houses at the same time,” Escalante shared. 

Celedonio, for his part, said the developer is confident to put up such an ambitious project in Samal because they see a huge potential in Samal being a business and tourism hub.

He underscored that the project will also become a more prime property once the Samal Island - Davao City Connector Project will be materialized in 2027.  

“There are already projects that have been started a couple of years back but I think the surge will come when the bridge opens. All of a sudden it (houses) will change from vacation homes to first homes. The development will shift from the mountains to Samal island,” he said. 

“We launched first the hotel (Discovery Samal) because we want people to witness that once they go to the subdivision, their experience with Discover Samal is our aspiration for the quality standards of how living inside the (Samal Shores Residenza) would be,” Celedonio added. 

Igacos Assistant Administrator Rosabel V. Jusguan, who represented Mayor Al David Uy, said the project is a welcome development as it will transform the image of the island-city  and will allow more growth and opportunities for the local government units and its residents especially on employment. 

Samal Shores is a principal flagship project of PJ Tri-Gon Realty Corp. – the real estate arm of Ulticon Builders Inc. It is targeted to be completed in 15 years while Samal Shores Residenza is eyed to be finished in three years. ASP
