Eureca Dev Phil Corp., in partnership with Arceus Development Corp., held a groundbreaking ceremony Sunday, June 29, 2025, for the Alta Josefina residential subdivision in Catalunan Grande, Davao City. 

The project is being developed in collaboration with Sommet Construction Inc. and La Scala Architects.

The mid-cost housing development is designed to offer more than just shelter, but a lasting legacy for Filipino families.

Named after the landowner’s mother, the subdivision sits on elevated, flood-free land and aims to be a peaceful, family-friendly community with access to schools and malls.

“This is more than just a home. It’s a blessing. It will overflow to the buyers because we see them not just as homeowners but as families building a legacy that will be passed on for generations,” said Pamela Mae Pitts, landowner and president of Eureca Dev Phil Corp.

Alta Josefina targets working-class families seeking affordable yet quality homes away from the bustle of the city center but close enough to daily needs.

“First of all, this isn’t super high-end. Our design is for low- to mid-cost housing. The area isn’t far anymore — it’s elevated, it won’t flood and it’s already surrounded by other developing subdivisions. For us, it’s the perfect place for families,” said Engr. Grover Xu, joint venture partner and project builder for Alta Josefina and president of Arceus Development Corp.

Engr. Xu shared that becoming a developer has always been his dream since high school, and this project is a fulfillment of that vision, made possible through the unwavering support of his wife, parents, and siblings.

Xu said the project team is deeply committed to delivering quality homes that families can be proud of for generations. He emphasized that since they handle the development, construction, and selling themselves, they ensure that every detail meets their standards, from durable materials to simple, functional designs that create a true sense of home.


“Quality is our main focus because we are not only the developer but also the construction firm and seller. We want to keep the design simple and straightforward — enough space, clean lines, and no unnecessary details — so families can truly feel at home,” Xu added.

While not positioned as a luxury subdivision, Pitts said Alta Josefina offers something deeper — a sense of belonging and purpose for families who want to build not just houses, but meaningful lives together. She emphasized that the project’s peaceful environment, faith-driven vision, and community-focused amenities make it more than just a place to live.

“Alta means ‘high’ — it’s on elevated land. But it also means being rich, not just in money but in faith. Here, families will be rich in blessings. Our vision is that this community will be peaceful and safe, a place where children can grow up with dignity and faith as their foundation,” Pitts highlighted.

Pitts said convenience remains a selling point despite its location outside the city center.

“It’s peaceful but still Davao City. Schools, a mall, and other subdivisions are nearby. Plus, we have a clubhouse planned so families have a safe space to gather,” Pitts added.

Construction will begin with road development this year. The project is expected to be completed within five years.

“God really makes all things beautiful in His perfect time. Alta Josefina is not just another housing development. It’s a place where legacies will be built, where families will be planted and where lives will be transformed. Truly, Alta Josefina is more than a home — it is a blessing,” Pitts added.

Bai Hundra Advincula and DHSUD representative Atty. Darryl Tape. The event marked the start of this faith-driven project.
