Housing people in NCR, Luzon

PREMIER mass housing developer 8990 Holdings is bent on making the Philippines a Deca-nation as more projects are being opened in the National Capital (NCR) North Luzon and South Luzon aside from ongoing developments in the Visayas and Mindanao.

The company’s P1.4 billion 42-storey Urban Deca Tower Edsa, which boasts of 1,148 units, topped off last August 5.

Dennis Lim, 8990 general manager for NCR and Luzon, said only 25 percent of the project remain as the rest have been sold out siince it was launched in 2014. Some units will be completed by yearend but the skyscraper will be finished in 2017.

“Urban Deca Tower Edsa serves as a halfway home for those who live outside Metro Manila. They could go home to their primary residences during weekends. This projects offers buyers quality of life as they need not waste time on a four to six hours of traffic daily in commuting from and to Laguna, Cavite, Bulacan or Rizal. They can spend less on transportation and a little more time for themselves,” Lim said in an interview with SunStar Davao at the 8990 office in Mandaluyong City.

The tower has a three-level basement parking and will also feature a convenience store, cafeteria service, laundry, and lounge on its ground floor. It is situated near supermarkets, schools, churches and malls; just a walk away from Ortigas Center and 15-minute walk away to MRT going to Makati.

Average price ranges from P1.38 million to 1.49 million and can be amortized at roughly P12,000 through in-house financing for 25 years.

Each unit is fully furnished with an air-condition unit, bed, microwave oven, built-in cabinets, sink, toilet, and bath.

8990 also launched its first medium-rise condominium, Urban Deca Homes Campville that will have 1,024 units in the 2.6-hectare complex in Muntinlupa City. The P1.3 billion project will have 12 four-storey buildings with elevators, multi-purpose hall, a swimming pool, basketball court, children’s park, and parking spaces.

Each unit measuring about 25 square meters will feature kitchen countertop, sink, overhead cabinets, tiled bathrooms with bath fixtures including shower, water closet, and lavatory with faucet. The painted and tiled finished units also include aluminum windows with clear glass.

Each unit is priced between P1.27 million to P1.5 million equipped with smoke detectors and sprinkler systems.

The leading mass housing developer also launched the P20 billion residential condominium in Tondo that will feature 13 residential buildings with a total of 13,212 housing units and 2,226 parking slots.

The project, Urban Deca Homes Manila, will also include a full-service two-storey mall tentatively called Decamall.

A studio-type unit would have a footprint of 22.95 square meters followed by a one-bedroom unit measuring 27.42 sq.m. Two-bedroom units would also be offered with one measuring 30.6 sq.m. and the other 32.18 sq.m.

The condominium township project would have shopping, dining, and recreational facilities on top of the regular amenities that include parks, playgrounds, and basketball courts.

8990 will also launch a similar project in Ortigas Avenue extension in Pasig City. The project is valued at approximately P30 billion with 24,000 units.

Deca Clark

Over in North Luzon, 8990 assistant general manager Nicolas Cruz said single-attached units at the 55-hectare Deca Clark Residences and Resort (DCRR) are almost sold out.

The 11-phase project with 1,800 units has socialized housing in the first and second phases while affordable town houses are at Phases 3 to 5 and 7 to all, which has 11 phases. The single-attached units are at Phase 3.

DCRR has its premier attraction, Deca Wake Clark, a three-hectare amenity that has two swimming pools and two lagoons: one for wakeboard beginners and the other one is the main wakeboard facility that already hosted two world championships in the past. It also has basketball courts, playgrounds, perimeter fence, landscaped entrance gate and 24-hour security among other amenities.

Price of townhouses range from P900,000 to P955,000; reservation is P7,000 and P30,000 downpayment payable in three months. For as low as P6,500 monthly amortization through Pag-ibig, a Juan dela Cruz can live in his own dream Deca home.

“DCRR is a primary residence as it is located near the Clark development area and the Clark Air Base. It really has investment potential as Clark airport will soon become a gateway airport and should government plans push through with the Manila to Angeles City railway, it will open more opportunities for people and demand for housing is inevitable,” Cruz said in an interview.

Ten to 15 percent of DCRR buyers are workers in Metro Manila who purchased units for investment and use their Pag-ibig privilege while a few wakeboarders also invested in units so they can have a place to stay in while they go wakeboarding.

However, most DCRR homeowners are aged 35 to 45 years old with stable jobs or source of income.

Another new project is the Urban Deca Homes Marilao in Bulacan, a 15-hectare development along McArthur Highway, just one-kilometer away from the North Luzon Expressway exit. It was launched in July this year and got licensed to sell in August.

As of August, the project has sold 200 units. It will have 819 townhouses and 4,700-unit medium-rise building (22 four-storey buildings with elevators).

Urban Deca Homes Hampton

Meanwhile, after the success of Deca Homes Bella Vista in Gen. Trias, Cavite, 8990 launched its newest project Urban Deca Homes Hampton in Barangay Buhay na Tubig in Imus, Cavite.

Aleli Villacorte, 8990 South Luzon assistant general manager, said the project is a “challenge” considering that prospective home buyers in Cavite still prefer the house-and-lot units.

“We have to create a market,” she said, adding that the project is the first MRB project in Cavite that seats on a 4.1-hectare property.

The 22-building Urban Deca Homes Hampton was launched April 2016 and three buildings are expected to be finished this quarter. The first four-storey building has 88 units while the next two buildings will have 104 units each. Each building will have its own elevator.

The project will also have a clubhouse, a church and swimming pool, among key amenities.

A two-bedroom unit costs P1.4 to P1.6 million while a studio unit ranges from P1.050 million to P1.250 million. Reservation fee is P10,000 and downpayment is P30,000 payable in three months.

Villacorte, who has been with Deca for seven years, said she has been living a comfortable life with 8990. Not only her life was changed but the rest of other unit managers and sales agents as well. She cited one single parent who is just so passionate about selling Deca Homes and relocated to Cavite. She later became a unit manager with a thriving business she runs with her children. She already owns five Deca Homes units.

Aside from Urban Deca Homes Hampton, the Urban Deca Homes Mahogany is a new project that is keeping Villacorte and her 300-strong sales force busy.
