CITY OF SAN FERNANDO -- The much anticipated mix-use project of Megaworld Corporation will start this year with an expected P30-billion investment in the next ten years.
Land development is set to begin this year for the 35.6-hectare township dubbed “Capital town” at the former site of the historic sugar central of the former Pampanga Sugar Development Company (Pasudeco).
Twenty-five percent of the entire township will be devoted to green and open spaces including road networks. The main township road, San Fernando Boulevard, will be 30-meters wide, or equivalent to six lanes, traversing from Capitol Boulevard all the way to Jose Abad Santos Avenue.
Lozano said that they have been in coordination with the City Government on the possible development of peripheral roads leading to the project. He said that the City Government has been very supportive of the Capital Town.
Megaworld first vice president for Sales and Marketing Eugene Lozano said that the project is mix-use development that will integrate residential, office, commercial, retail and institutional components in this development.
The property is just approximately 70 kilometers away from Manila and closely accessible via the North Luzon Expressway (San Fernando Exit) and the Jose Abad Santos Avenue, also known as the Olongapo-Gapan Road. It is also around 20 kilometers away from Clark International Airport.
The project is set to highlight neoclassical and art deco architecture, reflective of Pampanga's historic rows of heritage houses and will be designed to pay homage to the its strategic location near the Pampanga Provincial Capitol as well as to the culture and history of the area.
"We are anticipating this to be a busy township. So as early as now, we are putting in place the infrastructure that fits for the CBD. However, we are also putting small parks and pocket gardens around the development where people can take a break, relax and enjoy the views of the township," Lozano said.
The six hectare Shophouse District will likewise be the crown jewel of the Capital Town.
“We will be selling lots to those who want to build their businesses and at the same time live there. The first two lower levels may be dedicated for their business while the topmost floor may be used for residences,” Lozano added.
Once completed, Capital Town is expected to generate around 250,000 direct and indirect jobs in the BPO, transport, retail and food construction sectors.
