Pangan: The Property Manager

Benjie Pangan

IT IS indeed timely that the Board of Directors of the Fiesta Communities Tabun Mabalacat City Homeowners Association Inc., (FCTCHAI) has engaged the services of Mar G. Montemayor, a homeowner at Fiesta, to be the property management officer of the Association and make strong representation with the Hausland Estate Management Inc., (HEMI) also based in Fiesta; make constant dialogues with its personnel led by Mark Canlas, the property officer of Fiesta Communities (main) and render periodic reports to the President of the Homeowners Association, Inc., who is this writer, yours truly.

Together, the two property managers have devised plans to improve rendition of services inside Fiesta, foremost of which are the garbage collection and security. Already, the garbage collection team has formulated a weekly schedule of garbage collection, thereby lessening the homeowners' gripes over the same. The security guards have been alerted by both HEMI and HOA to be always alert in their duties including patrolling Fiesta perimeter to ensure no intruders enter the subdivision.

Mar has also made serious dialogues with the Village Water Supply Services to ensure the continuous and quality of the water supply to homeowners.

Additionally, Mar has managed to get a list of all assets of HOA, including the unused building formerly housing the Santos Ventura National High School which now has its own building outside Fiesta, Tabun. The said unused building is being projected by HOA as a daycare site.

An experienced property manager in Saudi Arabia, Mar G. Montemayor is an active member of the Iglesia ni Cristo and has work habits which have been honed by his association with the disciplined sect.

Street lights, roads and parks are included in the bucket list of activities of Mar which he reports to the President of the Association periodically.

Homeowners have registered complaints about dogs and their abnoxious smell and noise. The property manager has been able to address these issues, with the balanced decisions handed down by Mar G. Montemayor in consultation with the President of the Association.

In hindsight, I'd say that the suggestion of vice president Dennis de la Cruz was timely and noteworthy as his recommendee, Mar G. Montemayor, has proven to be a very valuable assets to the Fiesta Homeowners Association., unlike the other officers of the HOA, he is not stubborn and has no bad attitude, especially to the president of the association.

An intensive clearing operation will be conducted at the Fiesta premises with the assistance of Tabun barangay officials led by chairman Danilo de Leon who also pledged to introduce interventions to abate flooding at the entrance of Fiesta Communities.

Another business establishment opened at the 'commercial' section of Fiesta Communities. Phoenix Super LPG had a grand opening last Saturday, February 22, 2020. I had been invited to the opening but I had to pass up the opportunity due to a prior commitment. Anyway, Phoenix Super LPG maintains an impressive office and has stocks enough to supply the requirements of Fiesta homeowners.
